This Privacy Policy explains how we collect, use, disclose, retain, and protect information when you visit palmsatpark.com, communicate with us, request information, make or manage a reservation, stay at one of our homes, interact with our advertising, or otherwise use our services.
By using our website or services, you acknowledge the practices described in this Policy. This Policy does not replace the terms of any rental agreement or other contract that applies to a reservation.
1. Information We Collect
We may collect the following categories of information:
Information you provide directly
- name, email address, telephone number, and contact preferences;
- reservation dates, property selection, party size, guest names, ages where relevant to occupancy rules, and trip details;
- billing and transaction information, although payment-card details may be collected directly by payment processors rather than stored by us;
- government-issued identification and verification results when required for a reservation;
- signed agreements, acknowledgments, consents, and electronic-signature records;
- messages, requests, reviews, survey responses, support communications, and records of telephone or text communications;
- accessibility, accommodation, pet, or other stay-related requests you choose to disclose; and
- marketing preferences and consent records.
Information collected automatically
- IP address, browser, device type, operating system, language, approximate location, referring URL, pages viewed, clicks, session information, and timestamps;
- cookie, pixel, local-storage, advertising identifier, and attribution information;
- interactions with emails, advertisements, booking links, and website features;
- security, fraud-prevention, and error-log information; and
- information regarding the source or campaign that led you to our website.
Information collected in connection with a stay
- check-in, check-out, access, service, maintenance, and incident records;
- exterior security-camera footage and outdoor noise-monitoring data at the properties, as disclosed in the Rental Agreement and property notices;
- damage, safety, rule-compliance, payment, dispute, and claims information; and
- communications with members of your group or service providers involved in your stay.
Information from third parties
We may receive information from Beds24, Stripe, booking platforms, payment processors, identity-verification services, electronic-signature providers, advertising and analytics providers, email and communications providers, customer-relationship tools, fraud and security providers, insurers, service contractors, social-media platforms, and people arranging or participating in your stay.
2. How We Use Information
We may use information to:
- respond to inquiries and provide quotes;
- display availability and facilitate bookings;
- process, secure, administer, and enforce reservations and payments;
- collect identification, verify age and occupancy, and support compliance with law and property rules;
- provide check-in details, guest support, maintenance, housekeeping, and other services;
- prevent fraud, unauthorized parties, property damage, safety incidents, and unlawful activity;
- document incidents, enforce agreements, collect amounts owed, and resolve disputes;
- operate, secure, troubleshoot, personalize, measure, and improve the website and services;
- perform analytics, advertising attribution, retargeting, audience creation, campaign measurement, and marketing, subject to applicable consent and opt-out rights;
- send transactional communications and, where permitted, marketing email or text messages;
- comply with legal, tax, accounting, regulatory, insurance, and recordkeeping obligations;
- protect our rights, guests, owners, staff, contractors, neighbors, properties, and the public; and
- complete a merger, financing, reorganization, sale, or transfer involving all or part of the business.
3. Cookies, Analytics, and Advertising
We and our vendors may use cookies, pixels, tags, local storage, server-side event tools, and similar technologies. These technologies may support essential site functions, analytics, advertising attribution, retargeting, audience creation, fraud prevention, and preference storage.
Our current and anticipated providers include Google services such as Google Analytics and advertising tools, OpenAI advertising tools, booking and reservation services such as Beds24, payment services such as Stripe, and other communications, CRM, security, and marketing providers.
For visitors detected in the United States, optional analytics and advertising technologies may be enabled by default. You can change these settings at any time using “Privacy choices” in the site footer. Visitors detected outside the United States, and visitors whose location cannot be determined, are asked to choose before optional technologies are enabled.
When a United States visitor's browser sends an active Global Privacy Control signal, we automatically keep advertising technologies off. Analytics may remain enabled. Browser privacy signals and other opt-out mechanisms will be honored to the extent required by applicable law and supported by our systems.
4. How We Disclose Information

- reservation, channel-management, and booking providers, including Beds24;
- payment processors and financial institutions, including Stripe;
- identity-verification and fraud-prevention providers;
- electronic-signature and agreement-management providers;
- email, text, telephone, customer-service, and CRM providers;
- analytics, advertising, attribution, and social-media providers, including Google and OpenAI advertising services;
- hosting, cybersecurity, cloud-storage, software, and website providers;
- property owners, managers, housekeepers, pool and landscape providers, maintenance vendors, and other contractors as needed to provide or protect a stay;
- insurers, banks, accountants, auditors, legal advisers, collection providers, and professional advisers;
- government agencies, regulators, courts, law enforcement, and other parties where legally required or reasonably necessary to protect rights, safety, property, or legal interests;
- members of a guest's party or the person who arranged the reservation, where appropriate; and
- parties to a business transaction involving Park Drive Ventures, LLC.
We do not disclose payment-card numbers to advertising providers. We do not knowingly sell personal information for money. Some advertising or analytics disclosures may be considered “sharing,” “targeted advertising,” or a “sale” under certain state privacy laws even when no money is exchanged. Where those laws apply, we will provide required choices.
5. Data Retention
We retain information for as long as reasonably necessary for the purposes described in this Policy, including reservation administration, guest service, future relationship management, marketing where permitted, fraud prevention, property protection, legal compliance, tax and accounting records, disputes, chargebacks, insurance, and enforcement of agreements.
Retention periods vary by record type. We may retain reservation, transaction, agreement, identification-verification, incident, damage, and communication records for the applicable limitation period and any longer period reasonably required for legal, tax, insurance, or dispute purposes. We may retain marketing information until you opt out or the information is no longer reasonably useful, subject to applicable law. We may retain de-identified or aggregated information indefinitely.
We will not promise deletion when retention is necessary to complete a transaction, comply with law, detect fraud, exercise legal rights, maintain security, honor suppression lists, or meet other lawful obligations.
6. Security
We use reasonable administrative, technical, and physical safeguards appropriate to the nature of the information. No transmission, storage system, or security method is completely secure. You are responsible for protecting access credentials and for promptly notifying us of suspected unauthorized activity.
7. Your Choices
Marketing email. You may unsubscribe through the link in a marketing email. Transactional and reservation-related communications may continue.
Text messages. Where marketing text messages are offered, consent is optional and is not a condition of booking. You may reply STOP to opt out and HELP for help. Message and data rates may apply. Transactional texting will be handled in accordance with the consent and expectations associated with the communication.
Cookies and advertising. Use the controls described in the Cookie and Tracking Notice and any consent-preference tool provided on the site.
Access, correction, or deletion. You may contact [email protected]. We may verify your request and may deny or limit it where permitted by law.
8. California Privacy Disclosures
California's Online Privacy Protection Act requires disclosure of the categories of personally identifiable information collected, categories of third parties with whom it may be shared, the process for reviewing or changing information if one is maintained, how material changes are communicated, the effective date, and practices concerning tracking.
We collect the categories described in Section 1 and disclose them to the categories in Section 4. You may request review or correction by emailing [email protected]. Material changes will be posted with a revised effective date and, where appropriate, additional notice.
We may permit analytics and advertising providers to collect information about online activity over time and across websites or services. Because browser “Do Not Track” signals have not historically had a uniform industry meaning, our response may vary. We recognize Global Privacy Control for United States visitors by disabling advertising technologies while the signal is active.
If Park Drive Ventures, LLC becomes subject to the California Consumer Privacy Act or another comprehensive state privacy law, eligible residents may have rights to know, access, correct, delete, limit, or opt out of certain uses or disclosures of personal information and to receive non-discriminatory treatment. 9. Children's Privacy
Our website and rental services are not directed to children under 13, and reservations must be made by an adult meeting the age requirements in the Rental Agreement. We do not knowingly collect personal information directly from children under 13 through the website. Information about minors included in a reservation should be provided only by a parent, guardian, or authorized responsible adult and only as reasonably necessary for the stay.
10. International Visitors
Palms at Park is based in California and does not intentionally direct marketing to the European Economic Area, United Kingdom, or other foreign jurisdictions. If you access the website or book from outside the United States, your information may be processed and stored in the United States and other locations where our providers operate. Those locations may have data-protection rules different from those in your country.
Nothing in this section waives rights that cannot lawfully be waived. Where a foreign law applies despite our lack of targeted marketing, we will address valid requests as required.
11. Third-Party Sites and Services
The website may link to Beds24, Stripe, Instagram, Google, booking platforms, and other third parties. Their privacy practices are governed by their own policies. We are not responsible for third-party sites or services.
12. Changes to This Policy
We may update this Policy. The “Last updated” date will show the latest revision. Material changes may also be communicated through the website, booking communications, or other appropriate means. Continued use after an update is subject to applicable law.
