Are you the owners of Palms at Park?

Yes. We are the designers, builders, owners, and managers of Palms at Park. By booking directly with us, you avoid third-party service fees and can save up to 15.5 percent compared to booking through Airbnb or VRBO.

How do I check availability, get a detailed quote, and book instantly online?

You can check availability, see real-time pricing, and book instantly right here on our website. Our calendar and rates are always up to date, and you will be booking directly with the owners rather than through a third-party platform that adds fees.

Do you offer monthly rates?

Yes. We offer monthly and extended-stay rates. Stays longer than 28 nights are not subject to occupancy taxes. You can check availability and pricing online. Book here or contact us to discuss a longer stay.

Property Features & Amenities

What is the wifi speed and coverage like?

All of our homes feature high-speed broadband internet with speeds of 100 Mbps or faster, along with mesh wifi systems to ensure strong coverage throughout the entire property. The setup is ideal for streaming, remote work, and video calls.

Can I charge my Tesla or electric vehicle?

Yes. All of our properties include complimentary high-speed Tesla chargers for guest use.

Is each home private?

Yes. Although the homes are located next to one another, each is completely private. Every house is fully walled, gated, and hedged, with its own pool, spa, fire pit, and outdoor areas. No amenities are shared between homes.

Is the pool heated?

Yes. Pool heating is available upon request for a fee of $139 per night for the duration of your stay. Most guests choose pool heating from November through May.

Does every bedroom have a private bathroom?

Yes. Every bedroom in both homes has its own en suite bathroom. Each home also includes an additional powder room. Bathrooms are spacious, light, and outfitted with premium fixtures and oversized showers.

What is provided in each bedroom and bathroom?

Each bedroom is designed as a private luxury suite for up to two guests and includes an en suite bathroom and direct outdoor access. We provide premium hotel-quality bath towels, hand towels, pool towels, washcloths, hair dryers, and starter bath amenities.

What is provided in the kitchen and common areas?

Each home is fully stocked with cookware, dinnerware, glassware, cooking utensils, chef’s knives, a blender, toaster, drip coffee maker with standard filters, and a Keurig coffee maker. Starter supplies such as paper towels, trash bags, dishwasher pods, laundry pods, and basic pantry items are also provided. Each home includes a stainless steel gas barbecue grill that is permanently connected to the gas line.

Is there a washer and dryer?

Yes. Each home has a washer and dryer, and we provide a starter supply of laundry pods.

Policies & House Rules

What is the cancellation policy?

If you cancel 60 days or more before check-in, 50 percent of the reservation total plus applicable taxes is due. If you cancel fewer than 60 days before check-in, 100 percent of the reservation total including taxes is due. Full details are outlined in the Rental Agreement. Do you allow pets?

Most of the time, yes. Pets are considered on a case-by-case basis and must be approved prior to booking. If approved, the fee is $495 per animal per stay.

Do you allow weddings or parties?

No. Weddings and parties are not permitted due to neighborhood rules and city regulations. However, Palms at Park is an excellent option for housing wedding guests, offering private hotel-style suites and shared gathering spaces.

What are the noise rules in Palm Springs?

All vacation rentals in Palm Springs are subject to strict city ordinances. Outdoor music is not permitted at any time. During the day, outdoor voices must remain at normal conversation levels. After 10 pm, guests may not be outdoors. These rules apply to all vacation rentals in the city.

What is the maximum occupancy?

Palm Springs law limits occupancy to two people per bedroom, up to a maximum of 12 guests plus an additional 2 children if they are 12 or younger.

For 5 Palms Estate, this means up to 12 adults plus up to two children aged 12 or under. For Palms at Park Villa, this means up to 10 adults plus up to two children aged 12 or under. Daytime visitors beyond these limits may be possible with prior approval.

Can we rent more than one home at the same time?

Yes. You may reserve both homes by making separate reservations or by calling us directly. Each home requires its own Rental Agreement and responsible party. You can also view both homes side by side on our comparison page.

Do you offer maid or housekeeping service?

Yes. Optional housekeeping service is available for an additional fee and can be selected when you sign your Rental Agreement after booking.

Location, Travel & Local Information

Where are the homes located in Palm Springs?

All Palms at Park homes are located in prime central Palm Springs, just minutes from downtown, the Uptown Design District, and many of the city’s best restaurants and attractions. As they are in central Palm Springs, our properties are not located in the windy North area of town.

Which airport should we fly into?

Palm Springs International Airport (PSP) is the closest and most convenient option and is approximately seven minutesfrom the homes. Los Angeles International Airport (LAX) and John Wayne Airport (SNA) are each about two hours away, and Ontario International Airport (ONT) is just over an hour away.

What restaurants should we visit nearby?

Palm Springs offers a wide range of excellent restaurants just minutes from the homes. We maintain a curated list of our favorites on our website. See our recommendations and follow us for frequent updates.

Can we have food delivered?

Yes. Popular delivery services such as DoorDash and Grubhub operate throughout Palm Springs.

What grocery stores are nearby?

There are several excellent grocery stores located just minutes from the homes, making it easy to stock up on provisions shortly after arrival.

Layout & Property Details

What is the dining table situation?

At Palms at Park Villa, the dining table seats 10 guests, with additional seating for six at the kitchen islands. At 5 Palms Estate, the dining table seats 12 guests, with additional seating for six at the island. Both homes also feature outdoor dining areas that accommodate additional guests.

Were there two villas at one point?

Yes. Palms at Park previously operated two identical villas known as Villa 14 and Villa 70. Today, we operate one villa known as Palms at Park Villa.

Do you ever rent individual rooms?

No. Palms at Park consists of fully private vacation homes. Individual rooms are not rented separately, and no amenities are shared between homes.

Does each house have its own pool?

Yes. Palms at Park Villa features a private 42 by 12 foot pool with two wet decks, an oversized spa, and a fire pit. 5 Palms Estate features a private 40 by 20 foot pool with an oversized wet deck, spa, and large fire pit.

Is Palms at Park suitable for groups, families, or reunions?

Yes. Palms at Park is specifically designed for group travel, multi-family stays, and special occasions that require both privacy and shared gathering space. With five and six bedroom layouts, all en suite bathrooms, large dining tables, and private outdoor amenities, guests can spend time together comfortably while still enjoying personal space.

Is Palms at Park good for remote work or extended stays?

Yes. Many guests choose Palms at Park for longer stays or work-from-home trips. High-speed wifi throughout each home, quiet private spaces, and full kitchens make it easy to balance work and leisure during your stay.

How does booking direct compare to Airbnb or VRBO?

Is Palms at Park a hotel?

No. While our homes are inspired by fine hotel experiences, Palms at Park consists of two fully private luxury vacation homes. You rent the entire home, with no shared amenities and no other guests on site.
